Are you going to be living next to the Bognor Relief Road?

Did you know that you could have a claim for compensation if the road affects your property?

You can claim compensation from the Highways Agency for the effect that this new road will have on your home. All you need to do is show that the new road will cause any of the effects below:

  • Noise
  • Vibration
  • Smell
  • Smoke
  • Fumes
  • Artificial lighting

This could mean that any depreciation in house price would be compensated.
You need to claim after the road has been open for 12 months, but claims can be started earlier should you be looking to move. You must put in a claim no later than the 3rd anniversary of the road opening to traffic.

What would I receive in terms of compensation?

If successful, you would receive a payment reflecting the reduction in the value of your property caused by the road. You should note that this payment will be paid to your mortgage company if you have a mortgage on the property and it will be up to the individual company as to whether this reduces your mortgage or whether you get a cash payment.

What does this cost?

Your reasonable costs are recoverable from the Highways authority and therefore, you would be reimbursed some or all of the monies that you pay out.
